Jacksonville Beach (32250), Neptune Beach (32266), and Atlantic Beach (32233) share a coastline and almost nothing else about how they price. Jax Beach mixes oceanfront condos, new coastal construction, and original beach cottages. Neptune trades on small-town walkability — the Beaches Town Center pocket carries some of the strongest per-square-foot pricing on the First Coast. Atlantic Beach layers in the tree-canopy streets and the quiet north end.
The single biggest line in any Beaches valuation: east of Third Street or west of it. Cross that line and the comp set changes completely. An RPR® valuation respects those boundaries because the MLS data does — and then I sanity-check it against what's actually under contract this month.
What moves values here
