Three beach towns, three different markets

Jacksonville Beach (32250), Neptune Beach (32266), and Atlantic Beach (32233) share a coastline and almost nothing else about how they price. Jax Beach mixes oceanfront condos, new coastal construction, and original beach cottages. Neptune trades on small-town walkability — the Beaches Town Center pocket carries some of the strongest per-square-foot pricing on the First Coast. Atlantic Beach layers in the tree-canopy streets and the quiet north end.

The single biggest line in any Beaches valuation: east of Third Street or west of it. Cross that line and the comp set changes completely. An RPR® valuation respects those boundaries because the MLS data does — and then I sanity-check it against what's actually under contract this month.

What moves values here

The tiers that decide a beach number

Distance to sand

Oceanfront, ocean-view, east-of-Third, and walk-to-beach are four different markets. Two blocks can move a valuation more than a full renovation.

Cottage vs. new coastal

Original beach cottages and brand-new elevated construction sit on the same streets with wildly different numbers. Lot value versus structure value has to be read correctly.

Insurance & elevation

Flood zone, elevation certificates, roof age, and wind mitigation now shape what buyers can afford to offer. They're valuation inputs at the Beaches, not paperwork afterthoughts.

Where this page applies

32250 — Jacksonville Beach: from the pier district south past Butler, oceanfront towers to golf-course streets. 32266 — Neptune Beach: the Town Center walkables and the quiet grid behind them. 32233 — Atlantic Beach: east-of-Mayport charm streets, Selva Marina, and the north-end retreats. If your address ends in one of those three ZIPs, the report comes back with true beach comps — never mainland averages.

Common questions

Frequently asked questions

How much does being east of Third Street change a valuation?

Substantially. East-of-Third is its own comp set, and averaging across that line is the classic instant-estimate mistake at the Beaches. Your RPR® report comps the correct side of Third — that alone is often the difference between a number you can trust and one you can't.

Do flood zones and insurance really affect what my beach home is worth?

Yes — because they shape what buyers can afford to offer. Flood zone, elevation certificate, roof age, wind mitigation: these move monthly payments, which moves offers. I read your valuation with the insurance reality on the table, not as a surprise at inspection.

My home is an original beach cottage — how is it valued?

Carefully — a cottage on a strong lot carries value in both the structure and the land under it, and the honest comps are other cottage sales, not the new elevated build next door. Your report separates the two so you can see exactly what's driving the number.
