St. Augustine values don't follow one curve. Downtown and the historic core (32084) trade on character, walkability, and the realities of owning an older home — where age is an asset and a maintenance question at the same time. Across the Bridge of Lions, Anastasia Island and St. Augustine Beach (32080) price on beach access and island scarcity. And up the corridor, World Golf Village and the 210 side of 32092 and 32095 run on newer construction, community amenities, and commute math to Jacksonville.

The report comps your home against other historic sales — never against new construction across town — and I make sure both axes show up in the number.

Is Anastasia Island really a separate market from downtown?

Completely. The island builds almost nothing new, and beach access plus that scarcity gives 32080 its own demand floor and its own comps. A downtown sale tells you very little about an island home's value — so your report won't lean on one.

Does World Golf Village comp against St. Augustine or Jacksonville?

Mostly against itself. The 210 corridor runs on builder pricing, amenity packages, and Jacksonville commute math — downtown sales barely touch it. Your report stays inside the corridor's comp set, where the truth is.
