From Nocatee's master-planned villages (32081) through Beachwalk's lagoon community (32259) to the Ponte Vedra estate corridor (32082), this stretch of St. Johns County holds the strongest pricing in Northeast Florida. Beachwalk's crystal lagoon created a category of its own in 32259 — resort-amenity living that comps against itself, with membership and fee structures that factor into real value.

Lot premium honesty

Preserve, water, golf, and corner lots carried real premiums at purchase. A valuation has to test which premiums the resale market is actually paying back — and which it isn't.

How do new-construction phases affect my Nocatee resale value?

More than anything else. Active builder phases set a live ceiling and floor for nearby resales — your valuation has to read current builder pricing in your village alongside true resale comps, or the number is fiction. That's exactly how I review your report.

Does the Beachwalk lagoon actually add value?

It creates its own market — Beachwalk homes comp against Beachwalk, not against standard subdivisions down the road. Membership and fee structures are part of the real cost of ownership too, so I read the report with those on the table.

We paid a big lot premium — will we get it back?

The honest answer: some premiums hold, some don't. Preserve and water tend to carry better than interior upgrades. Your report tests what similar lots have actually resold for, so you know what the market is paying back before you set a price.
